Dear Trinity Lakes Residents,

To help ensure a smooth and consistent process, please review the following information regarding Architectural Review Committee (ARC) requests.
ARC Request Process:

Timeline:

Basic Requirements for an ARC Request:

  1. Completed ARC Request Form.
  2. Detailed description of the proposed improvement.
  3. Photos, drawings, or color samples (if applicable).
  4. Property plat or site plan showing the location of the proposed improvement.
  5. Contract or proposal showing the full scope of work.
  6. Any additional information requested by the ARC for proper review.

Submitting a complete request helps ensure timely review and minimizes delays.
Incomplete submissions may extend the review period.

Contractor Working Hours- (Contractors are allowed to work weekdays from 7am-dusk and Saturdays from 8am-2pm.). 

  1. NO contractors are allowed to work on Sundays. - This includes but are not limited to, general construction activities and lawn maintenance. 
  2. Services such as snow plowing, snow removal, emergency repairs to your home (are excluded)  
  3. Contractor trucks, trailers and all other equipment or materials must be removed from streets each evening.

Garbage

  1. Garbage containers, recycle bins and/or seasonal tree and bush trimmings should be placed outside for collection NO earlier than 6pm the night before collection day. 
  2. Empty containers are to be removed from the curb by the end of the collection day. 
  3. Garbage containers should be stored, out of sight, inside the garage.   

Unsightly and Unkempt Property 

  1. It is the responsibility of each homeowner to take care of their property to prevent it from becoming unsightly and unkempt. 
  2. Our homes are starting to age - don’t neglect them. Keep your home looking good - no peeling paint, window dressings need to look good - no taped paper/torn paper etc. should be in view of street.

Lawns Maintenance

  1. Lawns must be regularly(weekly) maintained and must be reasonably free of weeds. 
  2. Trees and bushes must be trimmed of dead branches.
  3. Property must be regularly cleared of trash and debris.

Basketball hoops

  1. Basketball hoops may be portable basketball or permanently installed pole standards.
  2. Standards must be properly maintained with no visible rust, and no missing or torn nets.
  3. Portable standards must be upright at all times.
  4. Portable standards should be properly weighted according to manufacturer’s guidelines (the use of sandbags or other materials piled on the base is not permitted).

Driveways 

  1. Please take note and check condition of your driveways.
  2. Blacktop driveways - may be in need of crack & re-seal repair.
  3. Concrete driveways - may be in need of crack repair
  4. Brick/concrete paver driveways - basic weeding needs to take place between pavers each season. 

Mailboxes

  1. All mailboxes should be safe, upright, & clean.
  2. Any masonry mailbox needs to be safe and if it has cracks, it must be tuck pointed, cracks sealed etc. 
  3. Plastic mailboxes - are not permitted in Trinity Lakes - for those of you who have them - when your mailbox needs replacing you will need to follow the rules and regulations when replacing your mailbox.
